Housing Lottery Opens for
91 Brooklyn Apartments

New Yorkers seeking housing opportunities in Brooklyn may be interested in a new affordable housing lottery that is now accepting applications for 91 apartments at Botanic Heights, a recently completed residential development located at 960 Franklin Avenue in Crown Heights.

The apartments are being offered through New York City's Affordable Housing Lottery program and include a mix of one-bedroom and two-bedroom residences for households that meet income eligibility requirements.

Applications must be submitted by July 28, 2026.

Apartment Availability

The lottery includes 62 one-bedroom apartments renting for $2,950 per month and 29 two-bedroom apartments with rents ranging from $3,300 to $3,950 per month.

The apartments are available to households earning up to 130 percent of Area Median Income. Income eligibility varies based on household size and apartment type, with qualifying household incomes generally ranging from approximately $106,766 to $238,160 annually.

Building Features and Amenities

Botanic Heights is a newly constructed residential building offering a variety of modern apartment features and amenities.

Residences include dishwashers, air conditioning, high-end kitchen finishes, smart heating and cooling controls, and private patios or balconies. Residents will also have access to elevator service, an electronic doorman system, security features, outdoor common areas, and online rent payment and maintenance request services.

The building is pet-friendly and allows one pet per household. Optional amenities are available for an additional monthly fee and include access to a fitness center, yoga studio, coworking space, social lounge, children's room, and on-site parking.

Hot water is included in the rent. Residents are responsible for electricity and electric heating and cooling costs.

Located in the Heart of Crown Heights

The development is located along the Franklin Avenue corridor in Crown Heights, providing residents with access to public transportation, local businesses, restaurants, and neighborhood amenities.

Crown Heights has become one of Brooklyn's most active residential communities, with ongoing investment in housing, retail, and community development projects. Applications for the 91 available apartments at Botanic Heights must be submitted through the NYC Affordable Housing Lottery program by July 28, 2026. Eligibility requirements, income guidelines, and application details are available through the city's housing lottery system.
